General Venue Policies for Main Street Creative Arts Center 1. Purpose of the Space Main Street Creative Arts Center is a shared community arts venue designed to support theatre, music, rehearsals, workshops, classes, visual arts, and creative collaboration. We aim to provide an affordable and welcoming environment for artists, performers, educators, and community groups to create and connect. Because this is a shared-use facility, multiple groups may be operating in different parts of the building at the same time. All renters, guests, instructors, volunteers, performers, and audience members are expected to treat the space, equipment, staff, and fellow renters with professionalism and respect. 2. Respect for Shared Spaces All renters and guests are expected to help maintain a respectful and collaborative environment throughout the facility. Shared spaces such as lobbies, hallways, dressing rooms, classrooms, rehearsal areas, and restrooms should be kept reasonably clean and accessible at all times. Noise should remain at a reasonable level during overlapping rentals, and renters should avoid interfering with another group’s scheduled use of the facility. Staff instructions and posted venue signage must be followed at all times. 3. Facility Access & Hours Access to the building is limited to approved rental times only. Renters may only access the rooms included in their agreement, along with shared common areas necessary for use of the venue. Rental time includes setup, rehearsal or event time, cleanup, and strike/load-out. Groups are expected to fully vacate their rented spaces by the scheduled end time unless prior approval has been granted by venue management. Unauthorized after-hours access is prohibited. 4. Noise Policy Because Main Street Creative Arts Center operates as a shared facility with neighboring tenants, excessive noise is not permitted. Amplified sound, microphones, instruments, speakers, and music rehearsals should remain at reasonable levels. Groups may be asked to lower their volume if disruptions occur. The venue reserves the right to stop activities that create ongoing disruption or safety concerns. 5. Food & Drink Policy Food and non-alcoholic beverages are permitted unless otherwise restricted for a specific rental or event. Renters are responsible for cleaning up after themselves, including removing trash, wiping surfaces, and cleaning spills immediately to prevent damage to flooring, furniture, or equipment. Alcohol is only permitted with prior written approval and any legally required licensing or permits. Illegal substances are strictly prohibited anywhere on the property. 6. Smoking & Vaping Smoking and vaping are prohibited inside the building. Any smoking or vaping must take place outdoors in designated areas away from entrances and in compliance with local laws and property regulations. 7. Children & Minors Minors must be appropriately supervised at all times while using the facility. Parents, guardians, instructors, directors, or designated supervisors are responsible for the behavior, safety, and supervision of minors in their care. Children may not be left unattended in common areas of the building. 8. Cleanup Responsibilities All renters are responsible for restoring spaces to their original condition before leaving. This includes returning furniture to its original placement, removing trash, cleaning spills, removing personal belongings or decorations, and turning off lights or equipment if instructed. Additional cleaning fees may be charged if spaces are left excessively dirty, damaged, or disorganized after use. 9. Damage to Property Renters are financially responsible for any damage caused by themselves or anyone associated with their booking, including cast and crew members, guests, vendors, audience members, or participants. This includes damage to walls, floors, furniture, curtains, lighting equipment, sound equipment, technical systems, restrooms, and lobby areas. Damage fees may include repair costs, replacement costs, labor, and operational downtime if applicable. 10. Decorations & Temporary Installations No permanent alterations may be made to the building. Unless specifically approved in advance, renters may not drill into walls, use screws or nails in venue surfaces, apply permanent adhesives, use glitter or confetti, create open flames, operate pyrotechnics, or use fog or haze effects. All temporary decorations and installations must be fully removed at the end of the rental period. 11. Safety & Emergency Compliance All renters and guests are expected to follow fire code regulations, occupancy limits, emergency exit requirements, and staff safety instructions at all times. Emergency exits must remain clear and accessible. Props, scenery, cables, furniture, and equipment may not create unsafe walking conditions or block pathways. The venue reserves the right to stop unsafe activity immediately if necessary. 12. Prohibited Activities Illegal activity, weapons, hazardous materials, unsafe rigging, dangerous stunts, unauthorized animals, open flames, harassment, or discriminatory conduct are prohibited unless specifically approved in writing where applicable. Any activity that threatens safety, damages the facility, or significantly disrupts operations may result in immediate removal from the property without refund. 13. Security Cameras Security cameras may be in operation in public or shared areas of the facility for safety and security purposes. There is no expectation of privacy in common areas. Cameras are not intended for private spaces such as restrooms or designated changing areas. 14. Lost & Found Main Street Creative Arts Center is not responsible for lost, stolen, or unattended items. Items left behind may be discarded after a reasonable holding period if not claimed. 15. Parking & Loading Guests and renters must park only in approved areas and avoid blocking neighboring businesses or loading zones. Posted parking rules should be followed at all times. Large load-ins or load-outs should be coordinated in advance whenever possible to help maintain accessibility for all tenants and guests. 16. Animals Only service animals protected under applicable law are permitted unless prior approval has been granted for a specific event or performance. Animals brought into the facility remain the responsibility of their handler at all times. 17. Photography & Recording By participating in public events at Main Street Creative Arts Center, guests acknowledge that photography or video recording may occasionally occur for promotional or archival purposes. Professional filming or recording projects require prior approval from venue management. 18. Policy Violations Failure to follow venue policies may result in additional fees, loss of deposits, cancellation of reservations, denial of future bookings, or immediate removal from the property. Main Street Creative Arts Center reserves the right to enforce policies at its discretion in order to protect the safety, functionality, and sustainability of the venue and its community. 19. Policy Updates Venue policies may be updated periodically as operations evolve. The most current version of all policies supersedes prior versions and may be distributed electronically or posted online.

Booking & Reservation Policy for Main Street Creative Arts Center 1. Booking Process All rentals at Main Street Creative Arts Center follow the same booking process. Renters should first review available spaces, rental packages, and pricing before checking the public availability calendar. Calendar availability is subject to change and does not guarantee a reservation. To request a booking, renters must submit a booking request form. Submitting a form is considered a request only and does not officially reserve the space. Once the request has been reviewed, renters will receive a confirmation email along with any applicable invoices, agreements, or policies. Bookings are only officially secured once payment or deposit has been received. Until payment is completed, requested dates remain tentative. 2. Tentative Holds & Time Priority Booking requests are reviewed in the order they are received based on form submission timestamps. If multiple requests are submitted for the same date or time, the earliest submitted request will be reviewed first. However, dates are not officially reserved until payment or deposit has been received. Submitting a booking form alone does not secure a reservation. Main Street Creative Arts Center reserves the right to release tentative holds if payment is not received within the required timeframe. 3. Payment Requirements For standard one-time rehearsals, meetings, classes, or events, full payment is required before the booking start time. Unpaid bookings may be canceled or denied access to the facility. For prepaid rehearsal blocks or bundled hour packages, such as large rehearsal packages, either a deposit or full payment is required to reserve the time block. Production rentals and larger events may require a 25–30% deposit, signed agreements, and additional payment schedules depending on the scope of the rental. Installment plans may occasionally be considered on a case-by-case basis but are not guaranteed. 4. Deposit Policy Deposits are non-refundable. Deposits secure dates, venue scheduling, and calendar availability. Because reserved dates prevent other renters from booking the same time slots, deposits will not be refunded due to cancellation, scheduling conflicts, no-shows, or changes in plans. 5. Payment Deadlines Once a booking confirmation and invoice have been issued, payment or deposit must be received within 48 hours unless otherwise stated. If payment is not received within that timeframe, the tentative hold may be forfeited and the dates may be reopened to other renters. 6. Cancellation Policy A 24-hour cancellation window is provided after booking confirmation. After this period, deposits remain non-refundable and refunds are not guaranteed. Any approved refunds are issued solely at the discretion of Main Street Creative Arts Center. 7. Rescheduling Policy Rescheduling requests must be submitted at least 24 hours in advance and are subject to calendar availability. One courtesy reschedule may be granted without charge. Additional rescheduling requests may incur a $5 administrative fee. Rescheduling is not guaranteed. 8. No-Shows Failure to appear for a scheduled booking without communication is considered a no-show. No-shows are not eligible for refunds, credits, or transferred time. 9. Facility Closures & Emergencies If Main Street Creative Arts Center must close due to building emergencies, safety concerns, severe weather, utility failures, or other unforeseen operational issues, affected renters may receive a venue credit, rescheduled booking, or alternate accommodation when possible. Cash refunds are not guaranteed. 10. Overtime & Extended Use Rental time includes setup, rehearsal or event use, cleanup, and load-out. Groups that remain in the space beyond their scheduled booking time will be charged for the additional time used. Late arrivals do not extend reservation end times. If another booking is scheduled immediately afterward, renters may be required to vacate promptly regardless of delayed start time. 11. Minimum Booking Requirements Bookings scheduled between 6:00 PM and 10:00 PM may require a minimum reservation of three hours depending on the space and availability. Main Street Creative Arts Center reserves the right to decline shorter bookings during peak hours. 12. Non-Transferable Bookings Reservations may not be transferred, resold, reassigned, or subleased to another individual, company, or organization without written approval from Main Street Creative Arts Center. 13. Accepted Payment Methods Accepted payment methods currently include Square invoice/payment links and cash. Additional payment methods may be added or removed at any time. 14. Pricing & Rate Changes Rates, rental structures, and package pricing are subject to change without notice. Quotes, verbal discussions, screenshots, advertisements, or previous pricing do not guarantee future rates. Pricing is only considered official once an invoice has been issued and payment arrangements have been confirmed. 15. Right to Refuse or Cancel Bookings Main Street Creative Arts Center reserves the right to deny bookings, cancel reservations, or revoke access due to policy violations, unsafe behavior, nonpayment, repeated scheduling issues, or misuse of the facility. 16. Agreement to Policies Submitting a booking request, making payment, or using the facility constitutes acknowledgment and acceptance of all venue policies and procedures established by Main Street Creative Arts Center.

Rental Terms & Conditions for Main Street Creative Arts Center 1. Agreement to Terms By submitting payment, signing a rental agreement, or using the facility, renters agree to comply with all venue policies, procedures, and terms established by Main Street Creative Arts Center. The renter accepts responsibility for themselves and anyone associated with their booking, including cast and crew members, instructors, vendors, volunteers, guests, audience members, and participants involved in the rental. 2. Use of the Facility The facility may only be used for activities approved during the booking process. Any major changes to the event, including attendance size, technical needs, hazardous performance content, special effects, alcohol service, vendors, or event type, must be disclosed and approved in advance. Main Street Creative Arts Center reserves the right to deny or terminate activities that exceed the agreed-upon use of the space. 3. Assumption of Risk Use of the facility involves inherent risks, including physical activity, theatrical production hazards, lifting and construction activity, use of lighting and sound equipment, audience interaction, electrical equipment, trip hazards, and use of shared public spaces. All renters and participants voluntarily assume these risks. Main Street Creative Arts Center, Meta Mystics LLC, venue ownership, staff, volunteers, contractors, and affiliates are not responsible for injuries, accidents, illness, theft, property loss, or damages occurring during use of the facility except where prohibited by law. 4. Liability The renter assumes full responsibility for the conduct and safety of their event, attendees, participants, and audience members. Renters are responsible for following occupancy limits, fire code regulations, and venue safety requirements at all times. The renter is financially responsible for any damage caused directly or indirectly by themselves or anyone associated with their rental, including guests, vendors, cast and crew members, contractors, or participants. This includes damage to: * walls * floors * furniture * lighting equipment * sound systems * curtains * technical equipment * backstage areas * restrooms * lobby areas * exterior property Damage fees may include repair costs, replacement costs, labor, cleaning fees, emergency service fees, and operational downtime when applicable. 5. Indemnification The renter agrees to indemnify, defend, and hold harmless Main Street Creative Arts Center, Meta Mystics LLC, venue ownership, staff, volunteers, contractors, and representatives from claims, liabilities, damages, losses, legal fees, or expenses arising from the renter’s use of the facility, violations of venue policy, or actions of anyone associated with the rental. This does not apply in situations caused solely by proven gross negligence of the venue. 6. Insurance Requirements Main Street Creative Arts Center reserves the right to require proof of liability insurance for productions, public performances, large events, outside instructors, vendors, high-risk activities, or events involving alcohol. Failure to provide requested insurance documentation may result in cancellation of the booking. Any required insurance must remain active throughout the rental period. 7. Technical Equipment & Limitations Technical equipment provided by the venue may include lighting fixtures, lighting consoles, speakers, microphones, playback systems, cables, projectors, and staging elements. All equipment is provided as-is. The venue does not guarantee: * compatibility with renter equipment * uninterrupted operation * advanced technical support * specialized troubleshooting * specific software functionality Renters are responsible for providing qualified operators and backup planning for critical technical needs. Unauthorized modification, tampering, rewiring, or unsafe use of technical equipment is prohibited. 8. Internet, Utilities & Operational Interruptions Main Street Creative Arts Center is not liable for interruptions involving internet service, power outages, HVAC systems, plumbing, equipment malfunction, or third-party utility failures. Reasonable efforts will be made to restore operations when possible. 9. Prohibited Activities The following activities are prohibited unless specifically approved in writing: * pyrotechnics * open flames * hazardous materials * unsafe rigging * glitter * excessive fog or haze * weapons * illegal activity * unsafe stunts * unauthorized construction * drilling into venue structures * permanent alterations to the facility The venue reserves the right to immediately stop prohibited or unsafe activity. 10. Force Majeure Main Street Creative Arts Center shall not be held liable for failure to fulfill rental obligations due to circumstances beyond reasonable control. This includes severe weather, fire, flood, utility failures, government restrictions, public emergencies, civil unrest, labor shortages, acts of terrorism, building emergencies, or unavoidable facility closures. In these situations, the venue may offer rescheduling, venue credit, or alternate accommodations when possible. Cash refunds are not guaranteed. 11. Termination of Agreement Main Street Creative Arts Center reserves the right to immediately terminate a rental agreement if: * venue policies are violated * unsafe conduct occurs * illegal activity occurs * payments are not made * occupancy limits are exceeded * venue property is endangered * staff or guests are threatened or harassed Termination may occur without refund. 12. Refusal of Service Main Street Creative Arts Center reserves the right to refuse bookings or deny future rentals when necessary to protect venue operations, scheduling integrity, staff safety, community standards, or property condition. 13. Abandoned Property Items left behind after the rental period may be considered abandoned if not retrieved within a reasonable timeframe. The venue is not responsible for lost, stolen, damaged, or abandoned property. Storage fees may apply to sets, props, equipment, or large materials left onsite without approval. 14. Compliance with Laws Renters are responsible for complying with all applicable local laws, fire codes, occupancy regulations, licensing requirements, copyright obligations, and health and safety regulations. Any fines or penalties resulting from renter activity remain the responsibility of the renter. 15. Entire Agreement These Terms & Conditions, along with all venue policies, invoices, contracts, and approved addendums, constitute the full agreement between the renter and Main Street Creative Arts Center. No verbal agreement or informal communication supersedes written policy unless explicitly approved in writing by venue management.

Production Package Policy for Main Street Creative Arts Center 1. Purpose of Production Packages Production Packages are designed for theatrical productions, staged readings, showcases, concerts, comedy events, and other performance-based rentals that require extended use of the venue. Packages may include combinations of: * rehearsal hours * performance dates * tech access * lobby usage * dressing room access * classroom or backstage access * setup and strike time * lighting and sound equipment access Package details vary depending on the rental agreement and invoice. 2. Booking & Reservation Process All productions must submit a booking request form, review availability, receive confirmation and an invoice, submit the required deposit or payment, and complete all necessary agreements before access to the venue is granted. Production dates are not officially reserved until payment arrangements have been completed. 3. Deposits & Payment Structure Most productions require a 25–30% non-refundable deposit along with signed agreements and an approved payment schedule when applicable. Remaining balances must be paid according to the agreed invoice schedule. Failure to make payments may result in cancellation of dates, suspension of venue access, or loss of deposits already paid. Installment plans may occasionally be offered at the discretion of Main Street Creative Arts Center but are not guaranteed. 4. Included Spaces & Shared Facility Use Production Packages may include access to the black box theatre, lobby areas, dressing rooms, classroom spaces, and backstage or workshop areas depending on the agreement. Unless otherwise stated, all rentals take place within a shared-use facility. Other rehearsals, classes, rentals, or events may be occurring in different areas of the building at the same time. Production teams are expected to maintain professional conduct, respect shared spaces, avoid disrupting other renters, and help keep common areas reasonably clean and accessible. 5. Rehearsal Hours Included rehearsal hours must be scheduled in advance through venue management and approved through the venue calendar. Rehearsal hours must be used within the agreed timeframe. Unused rehearsal hours do not roll over, are non-refundable, and may not be transferred to another renter or production. Additional rehearsal hours may be purchased depending on availability. 6. Scheduling & Availability All rehearsals, performances, tech rehearsals, load-ins, strike periods, photo calls, and load-outs must be scheduled through venue management. Production schedules are subject to: * venue operating hours * existing bookings * staffing availability * technical limitations Main Street Creative Arts Center reserves the right to adjust schedules when necessary for operational or safety reasons. 7. Load-In, Strike & Storage Production teams are responsible for transporting their own sets, props, costumes, equipment, and materials, as well as handling setup and strike labor. All items must be removed by the agreed strike deadline unless storage arrangements have been approved in writing. The venue is not responsible for lost, damaged, or unsecured property left onsite. Additional fees may apply for delayed strike, abandoned materials, excessive cleanup, or unauthorized storage. 8. Set Construction & Scenic Restrictions Because Main Street Creative Arts Center operates as a flexible black box and shared-use facility, certain scenic elements require advance approval. This may include large scenic builds, wall anchoring, elevated structures, rigging, paint usage, flooring modifications, or atmospheric effects. Production teams may not permanently alter venue surfaces, damage floors or walls, drill into venue structures, or block exits and fire access points. All scenic elements must remain structurally safe throughout the production process. The venue reserves the right to require modifications to unsafe or impractical scenic elements. 9. Technical Equipment & Operation Production Packages may include access to venue equipment such as: * lighting fixtures * lighting consoles * microphones * sound systems * playback systems * projection equipment Access to equipment does not include guaranteed technical staffing unless specifically contracted. Production teams are responsible for providing qualified operators, safely using equipment, avoiding unauthorized modifications, and reporting technical issues immediately. The venue does not guarantee advanced programming support, custom design labor, uninterrupted technical performance, or compatibility with outside equipment. 10. Staffing Expectations Unless otherwise agreed in writing, productions are responsible for providing their own: * directors * stage managers * operators * designers * front-of-house staffing Venue staff are not automatically assigned as technicians, ushers, security, house managers, or box office personnel. Additional staffing may be available for additional fees depending on availability. 11. Audience Capacity & Safety Productions must comply with all venue occupancy limits, fire code regulations, emergency exit requirements, and ADA accessibility pathways. Audience seating layouts may require approval from venue management. The venue reserves the right to adjust seating arrangements for safety or operational reasons. 12. Content & Conduct Main Street Creative Arts Center supports artistic freedom but reserves the right to deny productions involving illegal activity, unsafe audience interaction, dangerous staging, harassment, hate speech, or activity that threatens venue licensing, safety, or operations. Production teams are responsible for the conduct of cast members, crew members, volunteers, vendors, guests, and audience members associated with the production. 13. Marketing & Ticketing Unless otherwise agreed in writing, productions are responsible for their own marketing, ticket sales, and audience communication. Use of the venue name, logo, or branding must accurately represent the relationship to the venue. Main Street Creative Arts Center may share promotional materials through its own marketing channels at its discretion. 14. Cleanup Responsibilities At the conclusion of the production, renters are responsible for removing props, set pieces, temporary signage, tape, trash, costumes, and personal materials from the venue. Furniture and equipment must be returned to original placement, and dressing rooms, backstage areas, and common spaces should be left in reasonable condition. Failure to properly clean or strike the production may result in additional fees. 15. Damages Production teams are financially responsible for any damage caused during rehearsals, performances, load-in, load-out, or strike. This includes damage caused by scenic construction, paint, equipment misuse, audience members, vendors, or cast and crew negligence. Repair or replacement costs may be billed directly to the renter. 16. Cancellation & Refunds Production deposits are non-refundable. Canceled productions may not receive refunds due to scheduling commitments, operational planning, and lost booking opportunities created by holding reserved dates. Rescheduling requests are subject to availability, staffing, and operational feasibility. Any approved refunds or venue credits are issued solely at the discretion of Main Street Creative Arts Center. 17. Facility Closures & Force Majeure If the venue becomes unavailable due to emergencies, severe weather, government restrictions, utility failures, or other unforeseen operational circumstances, the venue may offer rescheduling, venue credit, or alternate accommodations when possible. Cash refunds are not guaranteed. 18. Policy Violations & Termination Failure to comply with venue policies may result in suspension of access, cancellation of bookings, forfeiture of deposits or payments, or denial of future rentals. Main Street Creative Arts Center reserves the right to terminate production agreements when necessary to protect venue safety, property, staff, operations, or community standards. 19. Agreement to Terms Submitting payment, signing agreements, or utilizing Production Package services constitutes acknowledgment and acceptance of all venue policies, agreements, and operational procedures established by Main Street Creative Arts Center.

Purpose of Equipment Use Main Street Creative Arts Center provides shared technical equipment to support rehearsals, productions, classes, workshops, and events. Available equipment may include lighting fixtures, lighting consoles, speakers, microphones, playback systems, projectors, QLab software, cables, extension cords, ladders, and other staging accessories. Equipment availability may vary depending on maintenance, staffing, operational needs, and existing bookings. Renters are responsible for providing qualified operators for their productions or events. Venue staff may occasionally assist at their discretion but are not obligated to provide technical labor beyond agreed services. 6. Equipment Condition & Compatibility All equipment is provided as-is and subject to availability. Mac Mini & QLab Use The venue Mac Mini and QLab system are intended for basic playback support during rehearsals and performances. Renters using the playback system are responsible for loading and organizing their own files, confirming playback compatibility, testing cues before performances, and safely ejecting drives or devices after use. The following are prohibited: * installing software * changing system settings * deleting venue files * altering QLab workspace structures without approval * remaining logged into personal accounts Main Street Creative Arts Center is not responsible for lost files, corrupted media, or playback issues caused by incompatible formatting or user error. 8. Lighting & Sound Equipment Lighting and sound equipment must only be used within safe operational limits. Ladder Safety Only individuals comfortable and capable of safely using ladders should do so. Approved Materials Scenic construction materials should be standard theatrical materials appropriate for indoor performance use. Hallways, lobbies, backstage pathways, entrances, and shared spaces should not be monopolized for rehearsal activity unless specifically approved in advance. All renters, guests, instructors, and participants are expected to treat fellow renters and venue staff respectfully. 3. Food & Drink Policy Food and non-alcoholic beverages are permitted in rehearsal rooms unless otherwise restricted for a specific rental or event. Screaming, sustained loud vocal work, drumming, or excessively loud playback may be restricted depending on neighboring activity or overlapping rentals. Venue staff may request volume adjustments at any time. Repeated disruption may result in loss of rental privileges. 6. Late Exits & Overtime Rental time includes setup, rehearsal or activity time, cleanup, and exiting the room. Groups are expected to fully vacate rehearsal spaces by the scheduled end time. Late exits may result in additional hourly charges, overtime fees, or loss of future booking privileges. Late arrival does not extend reservation time. If another booking is scheduled after yours, the room must be vacated promptly regardless of delayed start time. 7. Shared Storage Policy Storage space within the facility is limited. Deposits A deposit is required to officially reserve dates, spaces, or production packages. Typical deposits may range between 25%–30% of the estimated booking total unless otherwise agreed upon in writing. First Come, First Served Dates are reserved on a first-paid basis. Requested dates may remain available to other renters until a deposit has been received. Final Payments Remaining balances are due according to the terms outlined in the rental agreement or invoice. Failure to submit payments on time may result in cancellation of reserved dates. Changes & Adjustments Changes to booked dates, times, or spaces are subject to venue availability and are not guaranteed.
